Bali is a wealthy island with an area of 5,780 square kilometres. It is mainly composed of rice fields, wooded valleys, jungles but also beautiful lakes and 4 volcanoes. It is a beautiful place to explore from north to south and east to west where you will find all kinds of beaches ranging from white sand and turquoise waters to steep cliffs and black sand beaches. But what makes Bali so special is its inhabitants with their ancestral culture.
The place you choose to invest will depend above all on your goals. Would you like to settle in? In that case do you have children? Do you prefer nature and calm or rather the proximity of all shops and international schools? Is your target to make a good investment and benefit from an income through the rental of your holiday home?
To start, it should be noted that approximately 80% of Bali’s tourism activity and expatriates are concentrated in the south of the island. Mainly around the cities of Seminyak, Kerobokan and Canggu where not far from the international airport you will find both beaches (famous for their magnificent sunsets), the best restaurants and beach clubs on the island, the most beautiful shops, a busy nightlife but also all the activities necessary to enjoy a family stay. The geographical location of this region is also a strategic starting point for any excursion in Bali, not to mention that it is one of the sunniest areas on the island. All these assets make it by far the best place for a real estate investment.
To date, it is the most developed area of the Golden Triangle (Seminyak-Kerobokan-Canggu). It has been more than 20 years since the “first” expatriates started to settle in Seminyak. It is here that you will find the best international hotels, an incredible concentration of the finest restaurants like nowhere else on the planet offering cuisines from all over the world, all kinds of smaller restaurants with delicious flavours, renowned bars and chic boutiques. All this of course by the sea where you can enjoy lazing around on a sunbed or sipping a cocktail in one of the many beach bars with your feet in the sand. As the place is very popular with tourists and close to the airport, property prices are rather high but the returns on investment are very attractive.
Just north of Seminyak, Kerobokan is also developed thanks to some expatriates who wanted to find peace and quiet while staying close to the airport and Seminyak’s activities. The Balinese villages still dominate the landscape and you still can find beautiful rice fields. Rather residential environment with a better controlled development. French people living in Bali especially appreciate this area for its quality of life but also because the French school is located in Umalas. Wherever you are in Kerobokan, the beach is rarely more than 10 minutes away.
The price of real estate is reasonable there with sectors rather intended for expatriation or yearly rentals investments but you will also find properties intended for seasonal rental which, despite a slightly less touristic location, benefit from very good rental incomes due to their lower selling price.
Canggu is the sector that has grown the most in the last 10 years. Starting with the Berawa district which is adjacent to Kerobokan then you will find Batu bolong and Echo beach. In these neighborhoods of Canggu, the prices of the goods for sale are in relation to the incredible potential of this place which has become one of the most popular destinations on the planet. Very actual atmosphere, young trendy people connected “sustainable future” and healthy food but also many incredible places for night owls or simply to enjoy the sea, all very close to rice fields landscapes. This is one of the best areas in Bali to offer villas for seasonal rentals.
More quiet but accessible in a few minutes by car or scooter (the most popular and fastest way to get around the island) you will find the areas of Asaman, Padonan and Babakan. Due to the relative distance from the beaches (10 to 15 minutes), properties prices are lower. A destination in the middle of rice fields and ideal for people who wish to buy a tropical house to settle down or invest in a villa to benefit from rental returns on the year-round rental market.
